What is a pre-construction audit?
A pre-construction audit is a comprehensive technical and economic inventory carried out prior to any major demolition or rehabilitation work, which identifies and quantifies:
- Reusable products and materials: doors, windows, metal structures, MEP equipment, flooring, cladding...
- Recyclable materials: aggregates, metals, wood, glass, plastics
- Hazardous waste: asbestos, lead, PCBs, materials with pollutants...
- Economic recovery potential: market value of recoverable materials and savings in waste management

The EU promotes regulatory harmonisation in circular management of construction waste. France has already required it since 2021 with the PEMD Diagnosis, with more than 1,000 audits carried out by SOCOTEC. Anticipate Spanish legislation.
